1. Scope
These Terms of Use and Disclaimer apply to all users of Bharat PropVault, published on the Apple App Store by MARS Studio. By downloading and using the app, you acknowledge that you have read, understood, and agreed to these terms.
2. App Description & Purpose
Bharat PropVault is a property management tool designed for Indian landlords and property owners. It helps you track rental properties, manage tenants, record transactions, store documents, calculate taxes, and monitor the Indian real estate market. The app is intended as a personal record-keeping and analytical aid — not as a replacement for professional property management, legal counsel, or chartered accountancy services.
3. Tax Calculations — Not Tax Advice
Bharat PropVault includes tax estimation features for informational purposes only. You acknowledge that:
- Section 24 deductions (interest on home loan, standard deduction) are computed based on user-entered data and current tax provisions. These are estimates and may not reflect your actual tax liability.
- TDS under Section 194-IB (5% TDS on rent exceeding Rs. 50,000/month) calculations are indicative. Actual TDS obligations depend on your specific circumstances, tenant status, and applicable exemptions.
- Capital gains calculations — including LTCG (Long-Term Capital Gains) and STCG (Short-Term Capital Gains) under the dual regime, CII (Cost Inflation Index) indexation, and NRI provisions under Section 195 — are estimates only. Tax laws change frequently. Always consult a qualified Chartered Accountant (CA) before filing returns or making decisions based on these figures.
4. Sell Estimation & Property Valuations
Bharat PropVault provides property sell estimation and valuation features. You acknowledge that:
- Market price benchmarks and sell estimates are algorithmic approximations based on user-entered data, area rates, and floor premiums. They are not professional property appraisals.
- Floor premium calculations and per-square-foot estimates are indicative and may not reflect actual market conditions in your locality.
- Property valuations should never be used as the sole basis for buying, selling, or financing decisions. Always obtain a professional valuation from a registered property valuer.
5. Market Data & News
Bharat PropVault aggregates real estate market data and news from the following RSS sources:
- ET Realty (Economic Times)
- PropHeadlines
- Square Yards
- Google News (real estate topics)
MARS Studio does not endorse, verify, or guarantee the accuracy of any third-party news content or builder data displayed within the app. All market information should be independently verified before making any decisions.
6. Rental Listing & Third-Party Platforms
Bharat PropVault provides convenience features for posting rental listings to external platforms:
- Quikr API integration — Direct posting to Quikr uses your own credentials and is subject to Quikr's terms of service. MARS Studio is not responsible for listing outcomes, responses, or disputes arising from Quikr postings.
- NoBroker, 99acres, MagicBricks, Housing.com — The app provides a copy-and-open workflow that redirects to these platforms in your browser. These platforms' own terms of service and privacy policies apply to any interactions on their sites.
7. Document Storage & OCR
You acknowledge that:
- Documents are encrypted with AES-256-GCM and stored locally on your device. While this provides strong protection, no encryption system is infallible. MARS Studio does not guarantee absolute security against all possible attack vectors.
- OCR text extraction is performed on-device using Apple's Vision framework. Results are approximate and should always be manually verified before using extracted data for tax filings, legal documents, or official purposes.
8. Notifications
Bharat PropVault uses local notifications for rent reminders, lease renewals, maintenance schedules, and tax deadlines. These notifications are scheduled locally on your device and are not guaranteed to be delivered. You should not rely solely on app notifications for critical deadlines — maintain independent reminders for important dates.
9. Limitation of Liability
To the maximum extent permitted by applicable law, MARS Studio, its founders, developers, and affiliates shall not be liable for any loss or damage — including direct, indirect, incidental, or consequential loss — arising from your use of or reliance on Bharat PropVault or any data, calculation, valuation, or analysis it provides. This includes, without limitation:
- Financial loss due to incorrect tax calculations or estimates
- Loss arising from property valuation or sell estimation errors
- Loss resulting from missed notifications or reminders
- Loss of data, including documents stored within the app
- Disputes arising from rental listing interactions on third-party platforms
10. No Warranties
Bharat PropVault is provided "as is" without warranties of any kind, either express or implied. MARS Studio does not warrant that the app will be uninterrupted, error-free, or free of harmful components. All calculations, valuations, and estimates are provided without warranty of accuracy or completeness.
11. Governing Law & Jurisdiction
These terms shall be governed by and construed in accordance with the laws of India. Any disputes arising from or relating to the use of Bharat PropVault shall be subject to the exclusive jurisdiction of the courts in Bangalore, Karnataka, India.
12. Changes to These Terms
We may update these terms from time to time. Material changes will be reflected in the "Last updated" date above. Continued use of the app after any changes constitutes your acceptance of the updated terms.
