Privacy Policy

      The short version: Bharat PropVault does not collect, store, or share any personal information with MARS Studio or any third party. All your property data, tenant details, financial records, and documents are stored exclusively on your device. iCloud sync is optional and entirely under your control.
    

1. Information We Collect

Bharat PropVault does not collect any personally identifiable information. Specifically:

No account registration is required
No name, email, or contact information is collected
No location data is accessed
No analytics or tracking SDKs are included in the app
No device identifiers or advertising IDs are collected
No financial data (rent amounts, property values, Aadhaar, PAN) is transmitted to any server

2. Data Stored on Your Device

All data you enter into Bharat PropVault is stored locally on your device using Apple's SwiftData framework within an App Group container (group.com.marsstudio.propvault). This includes:

Properties — addresses, purchase details, current valuations, floor premiums
Tenants — names, contact information, lease terms, deposit details
Transactions — rent payments, maintenance expenses, tax deductions
Lease agreements — start/end dates, rent escalation schedules, security deposits
Documents — scanned receipts, agreements, tax certificates, property papers
Alerts & maintenance schedules — payment reminders, lease renewals, maintenance tasks

This data is never sent to MARS Studio servers.

iCloud Sync (Optional)

If you enable iCloud Sync in Settings, your data is also stored in your personal iCloud account via Apple's CloudKit service. This allows you to sync data between your iPhone, iPad, and Mac. Specifically:

All properties, tenants, transactions, lease agreements, alerts, and maintenance schedules are synced to your iCloud account
Document files can optionally be synced as well (separate toggle: “Sync Documents to iCloud”). Documents are stored as unencrypted data in iCloud and re-encrypted locally on each device using that device’s own encryption key
iCloud Sync is off by default — you must explicitly enable it in Settings
MARS Studio does not have access to your iCloud data — it is stored in your personal Apple account and protected by Apple’s iCloud security
You can disable iCloud Sync at any time in Settings. Local data on the device is preserved

If iCloud Sync is disabled, all data remains exclusively on your device and is deleted when you delete the app.

3. Encryption & Security

Bharat PropVault employs strong encryption to protect your sensitive data:

AES-256-GCM encryption is applied to all stored documents and sensitive fields, including Aadhaar numbers and PAN details
Encryption keys are stored securely in the iOS Keychain and never leave your device
Biometric lock (Face ID / Touch ID) can be enabled to restrict access to the app
Documents are encrypted at rest — even if your device backup is compromised, document contents remain protected

4. iCloud Sync (Optional)

You may optionally enable iCloud sync via CloudKit in the app's Settings. When enabled:

Your property, tenant, transaction, and lease data syncs across your Apple devices via Apple's CloudKit infrastructure
Documents are synced as CKAsset file attachments within CloudKit
Sync is entirely controlled by you — it can be toggled on or off at any time
MARS Studio has no access to your CloudKit data. Apple's privacy policy governs iCloud storage: apple.com/legal/privacy

5. OCR (Optical Character Recognition)

Bharat PropVault includes document scanning with OCR to extract text from receipts, tax certificates, and property documents. All OCR processing is performed entirely on-device using Apple's Vision framework. No images or extracted text are transmitted to any cloud service or external server.

6. Third-Party Services

Bharat PropVault interacts with the following external services. In each case, no personal or financial data is transmitted:

Quikr API (opt-in) — If you choose to post rental listings directly via Quikr, the app uses your own Quikr credentials (stored in the iOS Keychain) to authenticate. Only the listing details you create are submitted. This feature requires your explicit initiation.
RSS feeds — The app fetches real estate news from ET Realty, PropHeadlines, Square Yards, and Google News. Only city names are sent as search parameters in the RSS feed URLs. No personal data is included.
WhatsApp — The app provides a "Share via WhatsApp" option that uses a deep link (whatsapp://) to open WhatsApp with pre-filled text. No data is transmitted to WhatsApp by the app itself.
Rental platform links — Links to NoBroker, 99acres, MagicBricks, and Housing.com open in your default browser. The app does not transmit any data to these platforms — it is a simple URL redirect.

7. Keychain Usage

The iOS Keychain is used to securely store:

AES-256-GCM encryption keys for documents and sensitive fields
Quikr API credentials (if the user opts in to Quikr integration)

Keychain items are protected by the device passcode and hardware secure enclave. They are not included in unencrypted backups.

8. Advertising

Bharat PropVault contains no advertisements and does not use any advertising identifiers (IDFA).

9. Data Export & Deletion

You have full control over your data:

Export: Use the Privacy Dashboard within the app to export all your data as a JSON file. This export includes properties, tenants, transactions, leases, and alerts.
Deletion: Use the Privacy Dashboard to perform a full data wipe, permanently deleting all app data from your device. If iCloud sync is enabled, synced data will also be removed from CloudKit.

10. DPDP 2023 Compliance

Bharat PropVault is designed with the Digital Personal Data Protection Act, 2023 (India) in mind. Since no personal data is collected, transmitted, or processed by MARS Studio, the app operates as a local-only data processor under your sole control. You are the sole data fiduciary for any tenant or property data you enter.

11. Children's Privacy

Bharat PropVault does not knowingly collect information from children under 13. The app contains no features directed at children.

12. Changes to This Policy

If we make material changes to this policy, we will update the "Last updated" date above. Continued use of the app after changes constitutes acceptance of the updated policy.
