Documents & Security

How does OCR scanning work?
Bharat PropVault uses Apple's Vision framework to perform OCR (Optical Character Recognition) entirely on your device. When you scan a document — such as a rent receipt, property tax challan, or registration paper — the app captures the image and extracts text locally. No images or text are sent to any cloud service. The extracted data can be reviewed and edited before saving.
Is my data encrypted?
Yes. All documents and sensitive fields (such as Aadhaar and PAN numbers) are encrypted using AES-256-GCM, a military-grade encryption standard. Encryption keys are stored in the iOS Keychain, which is protected by the device's secure enclave. Your data is encrypted at rest — even if someone accesses your device backup, the document contents remain protected.
How does iCloud sync work?
iCloud sync is optional and disabled by default. When you enable it in Settings > Sync, your properties, tenants, transactions, leases, and documents are synced across all your Apple devices via Apple's CloudKit. Documents are synced as file attachments (CKAsset). You can toggle sync on or off at any time. MARS Studio has no access to your CloudKit data.
What about biometric lock?
You can enable Face ID or Touch ID in Settings > Security to lock the app. When enabled, the app requires biometric authentication each time you open it. This provides an additional layer of protection beyond your device passcode, ensuring that only you can access your property and financial data.

Rental Management & Listings

What is the Quikr API integration?
Bharat PropVault can post rental listings directly to Quikr using their API. To use this feature, go to Settings > Integrations and enter your Quikr credentials (stored securely in the iOS Keychain). When you create a listing, you can tap Post to Quikr to submit it directly. This is entirely user-initiated — the app never posts without your explicit action. Quikr's terms of service apply to all listings.
How do I post to NoBroker, 99acres, and other platforms?
For NoBroker, 99acres, MagicBricks, and Housing.com, Bharat PropVault uses a copy-and-open workflow. The app formats your listing details (title, description, rent, area, amenities) and copies them to your clipboard, then opens the platform's listing page in your browser. You paste the details and submit on the platform. Each platform's own terms of service apply.

Tax & Finance

How does the tax calculator work?
The tax calculator covers three areas:

Section 24 deductions: Calculates your standard deduction (30% of rental income) and interest on home loan deduction against rental income.

TDS under Section 194-IB: If monthly rent exceeds Rs. 50,000, the app calculates the 5% TDS your tenant should deduct and shows the net rent receivable.

Capital gains: When you record a sale, the app estimates LTCG or STCG based on the holding period, applies CII indexation for LTCG, and computes estimated tax. For NRI properties, Section 195 TDS rates are applied.

Important: All calculations are estimates for informational purposes. Always consult a qualified Chartered Accountant before filing.
Can I export my data?
Yes. Go to Settings > Privacy Dashboard > Export Data to export all your property, tenant, transaction, lease, and alert data as a JSON file. You can share this file via AirDrop, email, or save it to the Files app. This is useful for record-keeping, sharing with your CA, or migrating data.

Subscription & Billing

Is there a free version?
Yes. A free tier lets you manage up to 2 properties with the core dashboard and OCR scanning. Every new install also starts with a 14-day free trial of full Premium access — no payment is taken during the trial, and you're charged only if you choose to subscribe.
What does Premium cost, and what does it unlock?
Premium is billed once a year ($19.99/year in the US; Apple shows the exact price for your region on the paywall before you confirm). It unlocks unlimited properties, the Tax Planner and capital-gains tools, Markets news & benchmarks, portfolio analytics, the encrypted document vault with OCR, CA-ready export, and iCloud sync.
How do I manage or cancel my subscription?
Open iOS Settings > [Your Name] > Subscriptions > Bharat PropVault (or App Store > Account > Subscriptions on Mac) to view your renewal date, change, or cancel. Cancellation takes effect at the end of the current paid period — you keep Premium until then. Auto-renewal must be turned off at least 24 hours before the period ends.
What happens to my data if my subscription ends?
Nothing is deleted. Your properties, documents, and records stay on your device; resubscribing restores full access to them. Without an active subscription you remain on the free tier (up to 2 properties).

General

Is Bharat PropVault available on Mac?
Yes. Bharat PropVault runs natively on macOS as a SwiftUI multiplatform app. On Mac, you get a sidebar navigation layout, keyboard shortcuts, and the full desktop experience — property management, documents, tax calculators, and market data all work on the big screen. Your data syncs via iCloud if enabled.
How do I delete all my data?
Go to Settings > Privacy Dashboard > Delete All Data. This permanently removes all properties, tenants, transactions, leases, documents, and alerts from your device. If iCloud sync is enabled, synced data is also removed from CloudKit. This action cannot be undone — we recommend exporting your data first.
